The magazine has many interesting photos, but it's so fragile every time I carefully turn the pages. It continues to rip a little more.

If you can take good photos where you can still read the script, that is what I would do.
also, with things almost too brittle but still safe for now, I have gone to the local Kinkos (xerox copy store) and have xeroxed my own readable copies before storing the original away for the "long goodby" in archival bags perhaps never to be opened again in my life time.
As Kinkos lets me do it on my own, I can baby the pages as much as i want to and take my time.
for other ideas go to the conservation forum here on WAf...they may have more ideas for you.
Also, if they say it is copyrighted material(as they sometimes do to me), you will have to say it is for educational purposes...maybe you can tell them you are in a history class...
Also that cardboard backing does not look archival safe....you need to get a non acidic board...from a good comic book shop or even artist supply shop with long term safe paper products
