I would say that both values you give fall into a reasonable bracket for the item of between 180-230 Euros (providing the soldbuch is complete), but as the seller is after 220 and you are trying for 180, why not compromise and ask to meet in the middle, i.e. 200 Euros?
If the seller isn't willing to do that then asking for a value is irrelevant, you either pay his asking price or you walk away.

From the scans provided by the seller I would estimate 150 Euro tops.
